Burnt out on Denver's resale market? How does a new 5-bedroom available in July sound?

This new 5-bedroom Sterling Ranch Taylor Morrison could be yours today (you just have to wait until it's finished in July - no biggie)

For many of my clients, the Denver real estate market is frustrating to navigate on the buy-side right now. Inventory is historically low, and on average about 1,000 new people relocate to the Denver Metro area each week (amazing, isn't it?), which means home demand is historically high. In other words, buying a home is more difficult in Denver these days than ever before.


One of the positives of building a home in Sterling Ranch is that while demand is high, if you're buying, designing, and building a new home you don't have to suffer through some of the resale market buy-side issues buyers experience every day, like bidding wars against all-cash offers, competing against offers that waive material contingencies, interesting fee-shifting, and so on. Of course, one of the downsides of new-builds is that your home might not be completed for a few months (often 6-9 months in Sterling Ranch, though it depends on the builder and other factors like the weather, labor availability, and product supply chains). So while you often get to truly design your dream home by picking back-splashes, adding windows, and even potentially moving walls depending on the builder (e.g., Parkwood allows this) among other options, you still have to wait. Admittedly, it's kind of a bummer.


A happy compromise are homes like Taylor Morrison's Avon, which will be finished in July of this year. So you don't have to wait long, and you don't have to deal with the crazy competitive resale process. And the good news is you can purchase this home today, and even better, because it's a new-build you don't have to worry about a bidding war.


The 5 bedroom, 4 bath, 3,704 square foot Avon is listed for $877,292. It includes white maple cabinets, granite countertops, a walk-in pantry, and a large designer island in the kitchen. Other features include a covered patio, office, and massive walk-in shower. Did I mention the 3-car garage?


The home will be located in Providence Village across the street from Burns Park. I walked the future park last week and it has some of the best views in Providence Village. You can even see into Waterton Canyon where Lockheed Martin is building its space "Factory of the Future" (which is incredible by the way). This means you will have some of the best views in Sterling Ranch if you purchase this home.
